• Collect all monthly and special assessments.
• Notification to owners who are delinquent in their assessment payment and initiation of legal action if merited.
• Review and payment of all monthly obligation including utility and vendor bills.
• Notification to all owners of quarterly board meetings and annual owners meeting; preparation of annual budget and materials for such; mailing of minutes from all board meetings to owners.
• Attendance of one annual and four board meetings; (attendance of additional meetings subject to need).
• Gathering of bids for all capital improvements and presentation to the board.
• Direction and supervision of janitorial and maintenance work at the property.
• Preparation and filing of annual scavenger rebate application.
• Provide accountant with any data necessary for the preparation of municipal, state and federal tax filings.
• Provide necessary information for the sale of units in the condominium (ie. first right of refusal letters).
• Overnight emergency pager services.
• Informational mailings to owners as needed.
• Periodic inspections of the property.
